About The Project
Ras Soma Residences is a beachfront residential community by Travco Properties on Egypt’s Red Sea coast between Hurghada and Safaga. It forms part of the much wider Almaza Bay Ras Soma destination, where homes, beaches, lagoons, a marina, sports areas, hotels, restaurants and water activities are planned around one large coastal master plan.
Current Ras Soma Residences include one-, two- and three-bedroom apartments plus larger chalets and villas. Current stock starts from around 70 m² and reaches large beachfront villas above 200 m², with some wider project homes reaching about 392 m².
The wider Ras Soma destination covers roughly 2.6 million m² in current specialist project material and stretches along approximately 1.3 km of Red Sea coastline. The original hotel-serviced residential phase was planned by WATG and includes a mix of apartments, quad chalets and villas.
One of the main reasons buyers compare Ras Soma Residences with other Red Sea developments is the scale of the destination. The homes are not being built around one pool and one residential block. Travco’s current master plan includes several distinct zones for residents, hotels, retail, sport, lagoons, marina activities and beach use.

The most important point is that Ras Soma Residences should not have one delivery year attached blindly to every property. Ras Soma is now being sold across several phases and residential products.
Why consider Ras Soma Residences?
The first reason to consider Ras Soma Residences is direct access to the Red Sea.
The wider destination runs along around 1.3 km of coastline, giving residents access to a large coastal setting rather than a small beach club attached to one building.
The second reason is the size of the master plan.
Travco is building a full destination with residential zones, hotels, marina facilities, sport, dining and family activities. The newest official sales material shows Ras Soma Residences sitting beside other parts of the master plan rather than operating alone.
The third reason is the property range.
Buyers can compare compact one-bedroom apartments with larger two- and three-bedroom homes, chalets and beachfront villas.
Where are Ras Soma Residences?
Ras Soma Residences sit on the Ras Abu Soma coast between Hurghada and Safaga.
Covaya currently gives around 35 minutes to Hurghada International Airport and roughly 60 km to Downtown Hurghada.
Current specialist sources use journey estimates ranging from around 20 to 35 minutes to the airport, depending on the exact start point and route. The safer website wording is therefore:
Around 30–35 minutes from Hurghada International Airport.
Ras Soma should also remain separate from the Somabay destination in Covaya’s copy. Both sit on the Red Sea coast south of Hurghada, but they are different developments.
The wider Almaza Bay Ras Soma master plan
The latest Travco sales material gives the best picture of where Ras Soma Residences sit within the wider development.
The plan identifies:
The Town.
Go-karting.
Water Park.
Adventure Park.
Oasis Lagoon Park.
Sports Club.
The Condos.
Marina Gate.
The Village.
Marina Apartments.
Ras Soma Marina.
Ras Soma Residences.
Beach Club.
Kitesurfing and Diving Centre.
Steigenberger Ras Soma.
JAZ Ras Soma.
Hotel and serviced-apartment areas.
This wider structure matters because buyers are purchasing into a destination that will continue to grow beyond their immediate residential building.
One-bedroom apartments at Ras Soma Residences
One-bedroom apartments are the smallest mainstream home type at Ras Soma Residences.
Current Covaya stock starts with a 70 m² one-bedroom apartment at €254,000, while the project header rounds its starting price to €250,000.
Fresh market sources confirm 70 m² as a standard current one-bedroom size.
A current ground-floor example includes a private garden and terrace alongside the 70 m² internal home.
This type can suit couples who want a Red Sea holiday property without moving into a much larger villa.
When comparing one-bedroom homes, check whether garden and terrace areas are quoted separately from the internal area.
Two-bedroom apartments at Ras Soma Residences
Current Ras Soma Residences two-bedroom stock starts around 118 m², with other published layouts reaching roughly 135 m².
Covaya currently lists a 118 m² panoramic two-bedroom apartment at €348,000.
A fresh specialist listing for an 118 m² home describes two bedrooms, two bathrooms, an open kitchen, living and dining area, storage, laundry space and a terrace facing the pool and green areas.
This is a useful family or longer-stay size.
A second bedroom can also work as a guest room or work area.
Three-bedroom apartments and upper chalets
Current three-bedroom apartment stock at Ras Soma Residences commonly sits around 171–173 m².
Covaya currently lists a 173 m² three-bedroom upper chalet at €396,000.
These larger homes may suit families who want more indoor space but do not need a standalone villa.
The chalet format can also create a different outdoor layout from a standard apartment, so buyers should inspect terrace and roof arrangements carefully.
Villas at Ras Soma Residences
Villas form the larger end of the Ras Soma Residences property range.
Current market data lists:
Three-bedroom villas around 200 m².
Four-bedroom villas around 237–247 m².
Five-bedroom villas reaching around 392 m².
Covaya currently lists a 237 m² four-bedroom frontline beach villa at €1 million.
A beachfront villa will naturally sit in a very different price band from a one-bedroom apartment.
Buyers should compare land area, garden, terrace, beach position and built-up area separately.
Quad chalets
Quad chalets are another recognised home type within the original Ras Soma Residences plan.
The first phase was planned with apartments, quad chalets and villas rather than only traditional apartment blocks. Current specialist project material gives a first-phase breakdown including 192 apartments, 112 quad chalets and 82 villas.
This gives the project a broader housing mix than many Red Sea compounds.
A quad chalet can suit buyers who want more privacy and outdoor access than a standard apartment while remaining part of a shared low-rise structure.
Fully finished homes
Current market material describes Ras Soma Residences as fully finished.
Buyers should still request the finish schedule attached to the exact property.
Check flooring.
Check bathroom fittings.
Ask about kitchen provision.
Confirm air-conditioning.
For larger villas, also check outdoor finishes, gardens and pool arrangements where relevant.
Private Red Sea coastline
The private coastline is one of the most important parts of Ras Soma Residences.
The wider Ras Soma destination has approximately 1.3 km of Red Sea coastline according to current master-plan material.
The original Ras Soma Residences residential section itself has also been described with around 280 metres of direct beach frontage.
Both figures can be correct because they refer to different scales:
1.3 km refers to the wider Ras Soma destination.
Around 280 m refers to the original residential zone.
Covaya should make this distinction rather than presenting every phase as occupying the whole 1.3 km.
Ras Soma Marina
Ras Soma Marina is a separate named area on Travco’s current master plan.
The marina adds boating and waterfront activity to the wider destination.
It should not be implied that buying any Ras Soma Residences apartment automatically includes a private berth.
Buyers interested in boat ownership should ask about berth availability, marina charges and current operating rules.
Marina Gate is a separate phase
This is important for the Covaya site structure.
Marina Gate is the newer phase of Almaza Bay Ras Soma and should not be merged into Ras Soma Residences as though it were the same current stock.
Travco’s July 2026 sales kit calls Marina Gate the forthcoming phase and describes it as the entrance to the marina area.
Property Finder currently gives Marina Gate a September 2026 construction start and December 2030 completion.
This helps explain why buyers now see both 2028 and 2030 dates under the wider Ras Soma name.
Oasis Lagoon Park
Oasis Lagoon Park is named on Travco’s current master plan.
The area adds water and green space away from the direct beachfront.
It forms part of the wider destination facilities rather than being a private feature attached to every apartment.
When marketing a home as lagoon-facing, Covaya should check the exact phase and unit position first.
Wadi Park and Lagoon Beach Club
Travco’s wider plans also include Wadi Park and a Lagoon Beach Club.
These spaces create another outdoor area away from the main coastline.
For families and seasonal residents, having several outdoor zones can make the wider destination more useful throughout the year.
Sports Club
A sports club is part of the current Ras Soma master plan.
Covaya’s older page also refers to padel, beach volleyball, tennis and football.
For evergreen copy, I would use:
Sports club with multiple court and outdoor activities.
Exact courts can then be listed once confirmed in current operating or handover material.
Water Park and Adventure Park
Travco’s newest master-plan material includes both a Water Park and Adventure Park.
These facilities make the wider destination more family-focused.
They are part of the Ras Soma master plan, not private facilities belonging only to Ras Soma Residences owners.
Access rules and charges should be checked as the destination opens in phases.
Kitesurfing and diving
A dedicated Kitesurfing and Diving Centre is also included on Travco’s current master plan.
This fits Ras Soma’s Red Sea location.
For buyers who dive or kitesurf regularly, having these activities inside the wider destination may be useful.
The exact operator and fees can change, so they should not be treated as included ownership services unless the contract states that.
The Town and The Village
Travco’s master plan contains both The Town and The Village.
These are intended to support dining, shopping and social activity within the wider destination.
They give residents options beyond hotel restaurants and their own residential facilities.
For people staying several months each year, that can make the community more practical.
Steigenberger and JAZ hotels
The master plan includes Steigenberger Ras Soma and JAZ Ras Soma.
The Steigenberger hotel already acts as an established hospitality anchor in the wider Ras Soma area.
Hotel facilities and residential ownership should still be kept separate in the page copy.
Owning a home in Ras Soma Residences does not automatically mean every hotel service is included without charge.
Hotel-serviced residences
Hotel-serviced residences form part of the wider Ras Soma concept.
The residential master plan was developed around a hospitality-led approach, with management and services designed to support holiday and seasonal use.
For overseas owners, this may make property care easier.
Before buying for this reason, ask for the current service agreement and fee schedule.
Ras Soma Residences payment plan
Covaya’s new page currently shows:
10% down / 6 years.
This is well supported by current stock.
Property Finder’s current Ras Soma page gives a 10% down payment and states instalments over six years.
Fresh individual Ras Soma inventory also repeats 10% down and six-year instalments.
There is now another current market structure:
5% on signing
5% after three months
remaining balance over up to seven years.
Current Bayut stock also advertises 5% down with payment periods reaching seven years on selected homes.
For the main project page, I recommend:
Down Payment From 5% | Instalments Up to 7 Years on Selected Current Stock
Then display the exact plan on each individual property.
Ras Soma Residences prices
Covaya’s new page starts at €250,000, with the live 70 m² one-bedroom apartment at €254,000.
Current Egyptian-market prices support a much higher entry point than the older Covaya page.
Property Finder currently gives the wider Ras Soma launch reference at roughly EGP 12.7–13 million.
A recent 70 m² one-bedroom listing is around EGP 12.7 million.
This means the new Covaya price is much more in line with current stock than the old -3 page’s €218,045 figure.
I would use the new page as the commercial base and retire the older project page.
Cash discount
Covaya currently shows 20% cash discount.
I did not find a stronger current Travco public source confirming one universal full-payment percentage for every current Ras Soma phase.
Because stock now spans different releases, keep the 20% only if Covaya has a current quotation supporting it.
The body copy should use:
Full-payment offers may vary by residence and phase.
Maintenance deposit
Covaya’s new page shows 8% maintenance paid on delivery.
That figure is supported by fresh individual Ras Soma listings, which also state 8% maintenance.
The old Covaya -3 page shows 10%, which is another reason the duplicate should not remain live.
For the current Ras Soma Residences stock, 8% is the better-supported figure.
Ras Soma Residences delivery date
This is the field that needs the most careful explanation.
Covaya’s new page shows:
Q4 2028.
Fresh specialist stock supports 2028 for some existing Ras Soma Residences. One current listing states expected delivery in 2028, while another says delivery begins from 2027.
At the same time, Property Finder’s wider Travco Ras Soma project page now gives December 2030 as expected completion for current overall project stock.
The new Marina Gate phase also carries a December 2030 date.
These dates are not necessarily contradictory.
They refer to different phases.
For Covaya, the best project-level wording is:
Current Ras Soma Residences Stock: Delivery From 2028 | Newer Ras Soma Phases Extend to 2030
If Covaya’s four live homes all have Q4 2028 contracts, Q4 2028 can stay on those individual listings.
Ras Soma Residences for holiday use
Ras Soma Residences can suit buyers looking for regular Red Sea stays.
Apartments work for couples and smaller families.
Three-bedroom chalets offer more space.
Villas can suit larger groups and longer visits.
Beach access, water activities, sports and future marina services give residents several ways to use the destination.
The main question is which phase best fits the buyer’s timing and property type.
Ras Soma Residences for longer stays
The wider destination is also being planned for more than short hotel-style visits.
The Town, The Village, sports club, marina, beach facilities and residential areas are intended to work together.
For longer stays, buyers should focus closely on the home itself.
Check storage.
Check kitchen space.
Look at outdoor areas.
Compare distance from the coast with distance from restaurants and future retail.
A frontline beach villa and an apartment close to The Town can provide very different day-to-day experiences.
Could Ras Soma Residences work for rental use?
The destination has a strong hospitality component, and hotel-serviced residential management forms part of the wider concept.
That may make some Ras Soma Residences suitable for holiday letting.
No fixed rental result should be promised.
Actual results depend on property type, phase, furnishing, view, season, rental rules and management fees.
Before purchasing mainly for rental use, request the latest Travco management agreement and clarify whether short stays are allowed for the exact residence.
What to check before buying at Ras Soma Residences
Before reserving at Ras Soma Residences, first confirm which Ras Soma phase you are actually buying into.
Check whether the property belongs to the original Ras Soma Residences, The Condos, Marina Gate or another release.
Confirm the unit code.
Check building and floor.
Separate internal size from garden or terrace space.
Confirm whether the view is direct sea, partial sea, lagoon, pool or green area.
Request the finishing schedule.
Get the exact payment plan in writing.
Do not assume every current home receives the newer 5% + 5% / seven-year structure.
Ask for the full-payment price.
Confirm the maintenance percentage.
Get the handover date for the exact property in the contract.
Check beach rights.
Ask what marina facilities are included.
If hotel-style management matters, request the service agreement.
Have the legal documents reviewed independently.
Who are Ras Soma Residences suited to?
Ras Soma Residences can suit buyers who want a large Red Sea destination rather than a small standalone compound.
One-bedroom apartments may suit couples.
Two-bedroom homes give small families more room.
Three-bedroom chalets can work for larger groups.
Beach villas offer much more private space and direct coastal positioning.
The project may suit buyers who value the marina, beach, sport and wider destination plan.
It may be less suitable for someone who wants to live inside central Hurghada with shops and city services immediately outside the building.
For buyers who want a coastal Travco development with several residential choices and a long-term master plan, Ras Soma is one of the major projects to compare south of Hurghada.
